Real Estate Technology Revolution

Technology is rapidly changing the face of real estate, it’s no surprise the most viewed article last week focused on the companies leading the charge.  Each company in the article focused in slightly different areas of disruption, perhaps the most interesting to me are the version of crowdfunding Fundrise which has many interesting facets but most notably its low barriers to entry and Alant, a group working to decentralize, or create a fluid market for real estate shares.  While this may seem like a new and exciting idea, the reality is many of our readers are already doing this within their own networks.  Countless ICONIC clients are using our services to help them spot inefficiencies and value add opportunities for asset purchases that they can then syndicate and manage the assets through their networks, if you’re interested in these types of deals in any capacity reach out to us to learn more and we are happy to make introductions and or create opportunities for you as well. 

Both of these ideas are powerful ones, one as I already mentioned is widely utilized within commercial real estate, the other is taking it one step further. Imagine owning shares of The Empire State Building as an individual asset, not as a part of a larger REIT.  That you could trade those shares on an open market the way you might trade Gold, Oil or other commodities.   What are the factors that may weigh into the market volatility?  How quickly would systems evolve utilizing artificial intelligence to capture value on trading activity based upon weather patterns, world events, and how would it mesh with our already highly sophisticated stock markets? What types of restrictions might we look to implement to create stability or will the world utilize this as a gateway to completely decentralize the components of the world economy.
